The Real Estate Financing for the Newly Licensed course (CE 1.5 hours) covers the essentials of financing in real estate transactions, beginning with the role of financing and the Real Estate Settlement Procedures Act (RESPA), ensuring buyers understand their rights and responsibilities in selecting vendors and shopping for mortgages responsibly. It delves into the different types of letters involved in the process, such as prequalification, preapproval, and final approval letters, along with what should be submitted with an offer, including evaluating the lender’s statement on the buyer’s abilities and verifying cash purchasers. The course also explores the fundamentals of FHA, VA, conventional, and specialty loan products, highlighting key components like down payments, ratios, credit and condition requirements, and appraisal terms. Finally, it addresses financing within the sales contract, including questions loan officers should answer to assist buyer and listing agents, handling the loan process during the pending period, and providing examples of breaching or correctly using financing contingencies.
